Welcome to our Current Tenant Frequently Asked Questions (FAQ) page. Below, we have tried to answer the most common questions asked by our tenants. If you find that your question is not answered on this page please contact us.

Do you accept credit/debit cards for payments?
Yes, we accept Visa, MasterCard and Discover with a 3% convenience fee.  To avoid this fee, we recommend making payments by personal check, cashier’s check or money order. We do not accept cash at the leasing office for rent payments.  There is a drop slot to the left of the leasing office door where payments can be dropped off when the office is closed.

Can I add a roommate?
Maybe. There are two options to add a roommate:

1. Add them to your lease. Your potential roommate must complete the full application process and meet all leasing requirements to be added to your lease. They will then have full financial responsibility for the lease just like you do.  When their application is approved, a new lease will be issued and your roommate will be issued a parking permit. There are no additional monthly fees to add a roommate to your lease, just the one-time application fees.

2. Add them as an “additional occupant”. Your potential roommate must complete a background check only. They will not be added to the lease and will have no financial responsibility for your apartment.  After their background check is processed, they will be issued a parking permit. There is a $30/month on-going “additional occupant” fee for each month (or partial month) an “additional occupant” is in your apartment.

Restrictions for adding someone to your apartment:
1. No more than two (2) unrelated adults allowed in any apartment.
2. “Additional occupants” cannot remain in the apartment if the original tenant leaves.

How can I remove my roommate?
A roommate who is named on the lease cannot be removed from the lease during the term of the lease.  They remain financially responsible for the apartment/house until the lease ends.  You can request that a roommate be removed from your lease at the lease renewal date. All requests will be reviewed by Chuck Rich Properties management for approval and may or may not be approved. If your request is not approved, you will need to submit a new rental application without your roommate.

You can remove an “additional occupant” at any time. The parking sticker issued to the “additional occupant” must be returned before the monthly “additional occupant” fee will be removed from your account. (“Additional occupant” fees are not prorated and no refund or credit will be issued for a partial month.)

How do I terminate my lease early?
As provided for in your lease, early termination is allowed with a 30 day notice plus a two (2) month buy-out.  For example:  if you give us your 30 day notice on June 15th you would owe rent through July 15th plus an additional two (2) month’s rent. Your security deposit cannot be applied toward a lease buy-out.

Can I sublet my apartment/house?
No, we do not allow subletting.

Can I add a pet to my apartment/house?
Maybe. We do not allow pets in some apartments/houses.  In the ones where we would allow a pet it must be approved prior to the pet being brought into the apartment/house and we reserve the right to refuse any pet. Please see our Pet Policy for more details.

Can I transfer to a different apartment?
Maybe. Subject to availability and if approved by the owner, you can transfer to a different apartment. You must pay the security deposit for the new apartment prior to move-in and the security deposit from your current apartment will be refunded to you approximately 4-6 weeks after you turn in your keys (subject to your security deposit agreement).  There is a $100 transfer fee that will be due on the date you move into your new apartment.

My neighbor is making a lot of noise…what do I do?
We ask that your first step be to talk directly to your neighbor.  Sometimes other residents just don’t realize their music, TV, etc. is too loud and a friendly conversation is all it takes to resolve the issue.  If after speaking to your neighbor the issue continues, please contact the leasing office.

Will you provide a rental reference for me?
Yes, provided we have authorization on file from you to release information. The person or company requesting the information may have you sign a release or you can use our Tenant Information Release Form

What needs to be done when I’m ready to move out?
Please contact the leasing office no less than 30 days prior to your move-out date to give notice that you will be leaving.  Please review our Move-out checklist for more instructions.

How soon will I get my security deposit back?
Security deposit refunds are processed approximately 4-6 weeks after you turn in the keys to your apartment (subject to your security deposit agreement). Please make sure you give us a correct forwarding address for us to mail your refund.
